Billy Pope Case 2004-B-

John Flynn asked if anything changed since the last meeting?

Billy Pope, 282 Kibbe Road, East Longmeadow, MA, told the Board, the Plan had been flagged by Pete Leveque, showing an upland area of 37,000 square feet. This showed he had enough buildable land. Flynn asked Pope if he was aware he must file with the Conservation Commission and must get a variance from the Board of Appeals to go inside the setback? Pope replied he wants to just take one step at a time but is aware there are more steps.

Michael Gorski, 152 East Longmeadow Road, wanted to know if flagging and the Conservation Commission decision had to be made before the Planning Board could approval Pope’s request.  Flynn’s reply was no, Pope is not looking for a building permit; he is looking for Special Permit for Substandard Frontage lot according to Zoning Bylaw 7.2.4.

Lisa Bayuk, 136 East Longmeadow Road, wanted to know what determines if building can be done in the front of the lot? Flynn replied first the Building Inspector, Mark Feeney would see the wetlands flagged and send Pope to the Conservation Commission to be approved. The abutters would again be notified. From there the steps would continue until he is compliant to build.

The Planning Board is black and white. The application from Pope shows everything is compliant with the Planning Boards Bylaw.

Joseph “Charlie” Dolben made a motion to establish an Estate Lot for Billy Pope Case 2004-B.  Melissa Reeves seconded it. Vote 4 in favor of the Estate Lot. (Dolben, Flynn, Reeves, Kruzel) 0 opposed. Robert Makut was not present at first meeting – unable to vote.
